Urbis is delighted that the Aura town centre has gained approval from Economic Development Queensland to proceed into the construction phase.

Previously known as Caloundra South, Aura is one of Stockland’s most significant developments. It is Australia’s largest master planned (in single ownership) and largest six-star Green Star community. Located on the Sunshine Coast, Aura is part of the Queensland Government’s Priority Development Area scheme, and envisioned to be a world class sustainable new community housing 50,000 people and creating 20,000 jobs.

Our Queensland urban planning, urban design, landscape architecture, property research and real estate advisory teams played an important role in the evolution of Aura culminating with this exciting approval. We supported Stockland with our full suite of services through the planning approval process, including high level master planning, detailed concept design, economic development strategy, land use demand, and financial modelling.

It’s a completely new way to think about the master planning process for the state, which will hopefully inform the delivery of new communities in the future.

Associate Director of Planning Kris Krpan says that Urbis had to start the planning processes for this new community from scratch as there were no benchmarks previously in place.

“We literally had to invent a whole new planning approach in order to get council’s approval for this complex project,” he said.

The delivery of the Aura town centre master plan has highlighted Urbis’ 5-year journey with Stockland.

It’s a sentiment echoed by Associate Director of Design Kirsten Fry, whose team provided the urban design framework.

“It’s a completely new way to think about the master planning process for the state, which will hopefully inform the delivery of new communities in the future.”

The planning and design parameters set saw the creation of many public spaces including sports parks, conservation land earmarked for renewal, health precinct, schools and transport infrastructure, as well as a planned town centre.

More than 2,000 residential lots including 2,500 apartments, units and town houses, as well as a retirement village will be created, with built-in flexibility to alter the local road configuration and lot mix in future stages if the market changes.
