The Australian higher education sector is in a time of major growth – as international enrolments increase, the demand for Purpose Built Student Accommodation (PBSA) continues to rise.

To understand the latest developments across the evolving student accommodation landscape, we are pleased to share our latest Student Accommodation Supply Snapshot. This report focuses on the development activity, with particular detail on the key demand drivers, rental analysisand emerging trends. 

Over the last five years, an estimated 35,000 new PBSA beds have been completed in Australia, at an annual growth rate of 7.8%. The market is expected to see continued growth, with an estimated pipeline of 25,000 PBSA beds from development application through to construction. However, concerns of oversupply in Melbourne, Sydney, and Queensland markets have slowed down the initial blitz to fast track construction of buildings, but it hasn’t dampened the pace of development. 

As the student accommodation sector matures, expected PBSA supply trends will see a continued shift to more targeted self catered facilities. Additionally, an expected increase in joint ventures with university institutions, as operators seek to guarantee tenure where possible.
