The Bays Precinct Urban Renewal Program demonstrates the breadth and depth of Urbis’s expertise. The precinct covers approximately 94 hectares of waterfront land two kilometres west of the Sydney CBD – including around 80 hectares of government-owned land – and is divided into seven sub-precincts: Blackwattle Bay, Rozelle Bay, Rozelle Rail Yards, Wentworth Park, White Bay Power Station, Glebe Island and White Bay.
In 2015, UrbanGrowth NSW engaged Urbis to assess the urban renewal program and recommend an appropriate scale and mix of land uses for each sub-precinct. We were guided by the area’s strengths – including proximity to the CBD, foreshore access, and harbour and city views – as well as numerous constraints such as accessibility, public transport and parking capacity.
By assessing the demand for residential, commercial, retail, marina, tourism, cultural and education assets throughout the area, Urbis helped UrbanGrowth NSW understand the area’s potential, guiding its subsequent assessment of development bids.
