This Stockland mixed-use project will transform an underutilised open-air retail car park into a retirement living project, which will animate and activate The Pines Shopping Centre, and broader Activity Centre.
Balancing the ongoing tenant and retail customer needs of the Shopping Centre, Urbis worked with Stockland and Plus Architecture to deliver the Retirement Living project, activating the internal street and delivering 280 retirement living apartments, new sleeved retail spaces and an urban plaza to complement the existing Shopping Centre.
The complexities of a five-storey proposal in a heavily sloped location required a sophisticated integration with street frontages. These complexities were further compounded by retail tenant parking requirements, and PTV bus routes.
Urbis worked extensively with Manningham Council, also coordinating the wider project team which required negotiations with VicRoads and Transport for Victorai (PTV). The project successfully settled at compulsory conference prior to a VCAT Hearing.
Urbis are continuing to work with Stockland at post-approval stage.
