ARA’s vision for Southgate is to deliver a locally, nationally and internationally iconic destination which is commercially sustainable and well-integrated into the broader Southbank precinct. This vision requires bold thinking and quality execution in terms of design, public realm, placemaking, as well as retail and non-retail integration.
Comprising a landmark site, the proposed development seeks to reimagine the existing retail provision, provide open spaces and create opportunities to engage with the users of Southbank, as well as deliver a second office tower. Our Property Economics and Research team alongside the Design team collaborated to deliver a strategy which determined the scale, type and mix of retail that could be delivered as well as a vision which optimised the design outcomes in a busy precinct with conflicting priorities.
The findings from this analysis were critical to assist ARA in the preparation of the financial feasibility and for inclusion into the Development Application which has been prepared by Urbis Planning.
