Urbis identified and successfully executed a value adding opportunity for a large industrial property within an Urbis managed portfolio.
Drawing on our industrial market knowledge, understanding of the tenant and asset management experience, we applied our
negotiation skills to facilitate an early surrender of the existing occupier’s lease and negotiated a new longer lease with a new
occupant.

The negotiation delivered secure, longer term income and reduced a previously heightened default and vacancy risk. In addition,
the transaction was executed on a back-to-back basis with no downtime, captured a rental reversion which increased the
net rent receivable, and with no interruption to the rental income flow.

A post transaction appraisal indicated an increased value of 27%. reflecting in part an increased WALE from 1 to 4 years. Importantly this pro-active management strategy avoided any vacancy or rental void and ensured a strong uplift in value.

 

By taking control and being pro-active around an impending vacancy, Urbis were able to secure a new tenant at no capital cost to the owner resulting in an uninterrupted cashflow and improved capital value.
