Urbis assisted Golden Age and their development partners Time & Place in preparing a development application for a five star hotel in Sydney CBD, involving the refurbishment of a nine-storey federation warehouse building. The site is on Wentworth Avenue, which embodies an emerging ‘city-fringe’ character which has seen the conversion of various old buildings. 

Time & Place sought Urbis’ statutory planning expertise to guide the delivery of the project which involved a Statement of Environmental Effects and clause 4.6 variation request to vary the maximum building height. Urbis also assisted in gaining an ‘early-works’ development consent and negotiating deferred payment of Heritage Floor Space.

The project provides a heritage-sensitive refurbishment to a building which makes a significant contribution to the streetscape through its relationship with adjoining buildings.

Urbis’ collaboration with the project team, which included the winners of the competitive design process – Bates Smart, ensures that the site will be refurbished to provide a 287-room hotel, with rooftop bar and ground floor restaurant.

The bold decision to push for a full-hotel scheme was achieved through a development design that successfully integrates the existing heritage fabric with a contemporary tower.
