QIC required a forward-thinking investment strategy which centred around precinct optimisation and performance.

Client Challenge: QIC were interested in exploring alternative investment strategies, with a particular focus on precinct optimisation. QIC engaged Future State for their expertise in precinct design and strategic advisory experience, along with our multi-disciplinary capabilities including real-estate advisory.

What we did: Future State investigated the merits of precinct models by analysing the relationship between economic activity and real-estate performance in precincts.

The project included:
– the development of a precinct taxonomy,
– performance metrics for benchmarking,
– qualitative analysis of the key attributes that enhance the appeal and locational demand for specialised precincts. 

Our team also conducted an analysis of national and international case studies of high-performing precincts and global emerging trends. We provided recommendations for taking a precinct approach to investment.

The Strategy considered how precinct characteristics, economic performance, locational advantages and emerging trends can be leveraged to enhance market returns, whilst also mitigating risk.

Our Impact: Future State’s precinct centric investment strategy helped inform QIC’s investment options and priorities, and will be influential in providing foundational support for investment proposals to stakeholders.

To help inform QIC’s investment priorities and options, Future State developed a comprehensive investment framework which identified how real asset value is underpinned by the economic value of precincts.
