In efforts to revitalise a latent commercial building into a premium mixed-use hotel and commercial development, Holdmark NSW Pty Ltd’s redevelopment of 4-6 Bligh Street in Sydney will deliver a distinctive new visual anchor to the CBD skyline.
Urbis has been an advisor on the project since 2018, managing an international Design Competition and securing support for a State Significant Development Application (SSDA). The site’s location on the eastern edge of a cluster of high-density towers within Central Sydney affords a strategic position that is highly visible from public domain areas including the Domain and Botanical Gardens. The architectural design by Woods Bagot presents a striking tower façade with copper, bronze and sandstone materiality providing a strong external identity that is consistent with globally renowned, premier hotel offerings.
The Urbis planning team managed the Design Competition and subsequently provided planning, heritage, community planning, and engagement services to support the formal lodgement of the SSDA in February 2023, a concurrent section 4.55 modification application, and an amended Public Benefit Offer to ensure contributions were fairly applied for the client. Urbis worked closely with City of Sydney Council, Holdmark and Sydney Metro resulting in support of the Central Sydney Planning Committee in December 2023.
“The redevelopment represents an opportunity to continue the transformation and renewal of Central Sydney and deliver much-needed luxury tourist and visitor accommodation and commercial floor space.
