In October 2024, we assisted Invictus Property Group gain development consent for a 152-room hotel at 39-41 York Street, Sydney.
Located in the heart of Sydney CBD, this project seeks to adaptively reuse the existing commercial office building, which has been sitting dormant for more than five years.
Key benefits of the project include:
- Provision of a hotel (including rooftop bar) in an accessible part of Central Sydney, supporting Sydney’s post-Covid visitor and night-time economies.
- Adaptive reuse of the existing building, conserving embodied carbon and delivering a positive sustainability outcome.
- Upgrade of the surrounding public domain with outdoor dining, awnings and a full refurbishment of the building facades.
- Bates Smart have carefully considered the site context, with the refreshed building identity taking cues from the masonry tones of buildings around Wynyard Park.
