Urbis secured approval for a new high rise residential tower directly adjacent to Sydney’s Hyde Park. Few sites in Sydney have their front door directly on Hyde Park, with expansive views towards Sydney Harbour and the CBD. Therefore, this represented a unique, very high quality opportunity for our client.

Urbis were initially engaged to provide planning advice, which then quickly lead to securing approval for a Stage 1/Concept DA in 2014. Following this approval, Urbis coordinated and facilitated a design competition with 5 prominent Sydney Architects. Bates Smart Architects won the design competition and we worked closely with them to secured approval for the Stage 2 DA in 2015.

The site had a range of challenges, including shadow impacts to adjacent properties. However, Urbis was able to successfully achieve a height variation to transfer floor space from part of the building to the upper levels where there was a more positive shadow impact on these properties. This height variation was in addition to additional floor space uplift secured through the design excellence process.
The project represents a very high quality, resolved design with enhancements and upgrades to Museum Station and a very positive design response to the surrounding heritage context. The project was completed in 2019.

Urbis Managed the Stage 1 DA, Design Competition and Detailed Design DA and achieved a height and density variation by providing innovative responses to the surrounding site constraints.
