Urbis assisted Cbus Property in securing approval for a new iconic, mixed use redevelopment in Epping Town Centre.
Urbis provided initial pre-purchase due diligence on the property, and managed the planning approval process up until determination by the Sydney West Central Planning Panel.
The project is the largest redevelopment site in Epping Town Centre, with approval of 3 mixed-use towers set above an activated retail ground plane directly adjacent to Epping Railway Station. A true, transit-oriented development.
Through a collaborative approach with Parramatta City Council, a significant height variation (of approximately 25m above the height standard) was supported on the project as the design approach created a stepped, and tapered tower arrangement, and also supported a range of broader public benefits. This type of height variation is relatively unprecedented in the Sydney context, and was subject to a very detailed, design review process with the project team and Council. The outcome is testament to Cbus Property’s willingness to work closely with the Council to achieve a great, collaborative outcome.
The project has set a new benchmark for design quality in Epping, but also provided opportunities for increased building heights in the Town Centre by encouraging more slender, and innovative architectural forms.
