Transforming Coral Cove
The Coral Cove Golf Club and Residential Community Redevelopment is an ambitious project that transforms an established site into a vibrant tourism and leisure destination, alongside a renewed residential community for more than 2,500 future residents. The brief focused on repositioning Coral Cove to support regional growth by diversifying land uses, strengthening tourism appeal and revitalising the existing community. Central to the project was balancing new development with long‑term sustainability, market viability and the expectations of both current and future residents.
Integrated planning and design approach
As lead consultant, Urbis brought together a coordinated team of specialists to support DevCore, delivering an integrated suite of services spanning urban design, master planning, landscape architecture, economic and market research, heritage, transport and community engagement. Working side by side from the outset, our teams shared insight, challenged assumptions and solved problems collectively.
This multidisciplinary approach enabled the project to be planned holistically, aligning land use, movement, built form and open space outcomes to deliver clear, practical solutions that support long term value for both the client and the community.
The master plan introduces a mix of high‑quality amenities, including a contemporary golf course, hotel and tavern, tourism accommodation, retail and dining precincts, and extensive recreational facilities. The existing residential area is reimagined through a mix of low‑rise buildings, providing a range of housing options to suit different lifestyles and budgets. Sustainability is embedded throughout, with green spaces, water‑sensitive design measures and opportunities for renewable energy integrated across the site.
Creating long-term value
Set within a coastal landscape defined by open ocean views, low headlands and gently undulating coastal land, the redevelopment establishes Coral Cove as a destination that brings together tourism, recreation and residential living in an integrated and sustainable way. For the client, the master plan provides a clear and adaptable framework to support staged delivery, respond to market demand and underpin long‑term value. For the community, the project delivers improved housing choice, access to high‑quality amenities and enhanced open space within a well‑connected environment.
The project improves connections to the Coral Cove Golf Club and supports local retail, community and recreational uses within walking distance of housing. This helps meet daily needs locally and reduces reliance on longer car trips.
The redevelopment also places a strong emphasis on open space and the coastal environment. Enhanced foreshore reserves, landscaped public spaces and a connected network of walking and cycling paths improve access to the coastline and protect important natural features. These spaces are designed to be usable, visible and well integrated with surrounding development.
The project improves connectivity by strengthening the local street network and pedestrian and cycling links. This creates clearer, safer connections between homes, open space, amenities and the wider Coral Cove area, supporting a more walkable and cohesive coastal community. Together, these outcomes strengthen confidence in Coral Cove’s future and the region’s appeal as a place to live, visit and invest.
