Alkimos Central demonstrates how thoughtful planning and design can support long term growth in an emerging urban centre. Set within a strategic growth corridor, the Alkimos Town Centre was envisioned as a flexible, future ready precinct that could respond to evolving community needs while supporting timely housing delivery.
The brief from our client called for a framework that could balance speed to market with quality outcomes. It needed to align with State planning directives, integrate a diverse mix of uses, and respond to site specific opportunities and constraints. Importantly, the plan had to provide confidence for both public and private stakeholders, enabling staged development over time without compromising the overall vision.

Our approach
We adopted a collaborative, multidisciplinary approach, bringing together planning, urban design and property development expertise from the outset to provide a clear and unified direction for the client. This allowed us to move seamlessly from concept design through structure planning and into subdivision delivery. Our strategy focused on creating a clear yet adaptable framework. Residential, commercial and community uses were carefully integrated to support a self-sustaining, walkable Town Centre.
Design responses were grounded in local context, addressing infrastructure requirements, changing retail trends, access, indigenous heritage and market conditions while maintaining flexibility for future change. By aligning strategic planning with practical delivery considerations, we ensured the framework could be implemented efficiently while still supporting long term liveability and value.
Delivering certainty, flexibility and long term value
The project has delivered a robust and adaptable planning framework that enables the Town Centre to evolve over time, providing certainty for decision makers and confidence for investors. It demonstrates how housing supply can be accelerated within an urban growth area while continuing to meet State planning directives and maintain strong design outcomes.
The framework provides a clear pathway for staged development, helping to reduce risk, support more efficient approvals and give the client confidence in long term delivery. By integrating residential, commercial and community use, the town centre is positioned to support daily needs locally, strengthen connections and enhance overall liveability.
Importantly, the plan is designed to respond to change. Its flexible 40ha central core allows it to adapt to shifting market conditions, retail trends and community expectations without losing coherence or intent. For the client and the broader community, the outcome is a town centre positioned for sustainable growth, balancing efficiency, coastal comfort and long term value, and offering a strong model for future planning in locations such as Eglinton, Karnup and Yanchep.
As stewards of the precinct, the Urbis team continues to work closely with DevelopmentWA to maximise the benefit of the delivery of early rail and the Alkimos Aquatic and Recreation facility.
