Urbis Perspectives Expanding Parramatta

Sydney’s housing market is under immense pressure, with affordability at crisis levels and supply failing to meet demand. We’ve collaborated with Business Western Sydney to develop a bold strategic plan to expand Parramatta CBD, transforming it into a city of vibrant, connected neighbourhoods.

The report, Expanding Parramatta: Creating a City of Neighbourhoods, supports leveraging transformative infrastructure projects like the Parramatta Light Rail and Sydney Metro West. These investments will be the backbone of new, dynamic neighbourhoods, aligning with the City of Parramatta’s 2050 vision to become a global city.

The strategic plan focuses on urban renewal to create 60,000 new homes across four neighbourhoods: Parramatta North, Riverside East, Harris Park – Rosehill, and Parramatta South. We advocate for development models that integrate jobs, housing, social infrastructure, and quality public spaces. This approach is designed to create complete, resilient communities that support economic growth and enhance quality of life.

Our team with expertise in strategic planning, urban design and urban economics worked closely with the Business Western Sydney team in preparing this report. With one of our offices based in Parramatta, we have a vested interest in the region’s success and are uniquely positioned to help drive this transformation.

Achieving the NSW Government target of 377,000 new homes in five years requires bold moves. Expanding Parramatta CBD presents a strategic opportunity to ease housing pressures across Sydney.
