Snapshot 2025 Q4:  

  • The national average price per square metre for new apartments reached nearly $18,000 in Q4, up 16% quarter-on-quarter, reflecting sustained cost pressures in labour, materials and project delivery, compounded by a shift in sales mix toward larger, higher-specification owner-occupier product.
  • Owner-occupiers continue to account for the majority of new apartment sales nationally, though the local investor share has risen to 28%, its highest since 2017, with interstate capital concentrated in the Gold Coast, while Brisbane, Melbourne, Perth and Sydney remain owner-occupier led.
  • Apartment supply conditions remain critically constrained, pointing to a deepening housing shortage through the second half of the decade unless feasibility, funding and planning conditions improve materially. Presales are the one exception, tracking above average on both volume and project count, indicating buyer demand exists where the right product is on offer.
