Student Accommodation Benchmarks

Investment markets perform better when we know more about how the market is operating. By conducting research and publishing the most up-to-date information, we can help you make educated choices about your investments.

The Urbis Student Accommodation Benchmarks (USAB), is an easy-to-use interactive benchmarking platform that tracks the Australian student accommodation sector for the first time. Developed in collaboration with the Student Accommodation Council and the Purpose-Built Student Accommodation (PBSA) sector, the dataset will help investors, developers, and other industry participants understand and plan for their next move in this growing asset class.

Over 120 facilities have been surveyed nationally with an expectation of growing this further. The Benchmarks also include surveys of Universities across Australia providing a broad coverage of sector performance extending from Inner City PBSA to regional on-campus accommodation.

Key features

Comprehensive Data: The only source of comprehensive PBSA performance data in Australia, including existing supply, development pipeline, room mix composition, building amenity, achieved room rents, occupancy rates, contract lengths, resident demographics, operating costs, and parking provision.

Regular Updates: Urbis surveys operators twice a year to provide an overview of performance in Semester 1 and 2. This is supported by ongoing updates of current and pipeline supply.

Informed Decision-Making: The Benchmarks provide a solid factual basis for reporting and decision-making, informing the design of new developments, feasibility modelling, internal and investor reporting, monitoring investments, and rent setting.
