Traditionally student accommodation was in the form of colleges and halls. Over the past 10 to 15 years the student accommodation market has broadened to attract significant interest from the private sector, as developers and investors realised a potential to deliver a new product to the market in the form of specialised apartments which catered for the rapidly increasing international student market.
Since then, universities have proactively sought the development of student accommodation facilities as the benefits derived from these facilities have been realised.
Student accommodation is an important part of the package of services that can be offered to international and domestic students. In fact, there appears to be a strong correlation between the supply of student accommodation and international student enrolments.
On campus student accommodation facilities are particularly appealing to students for a number of reasons. Proximity to university is obviously a key driver. An increased sense of security and safety and ‘brand’ appeal of university provided accommodation are also likely to be factors.
The core market for student accommodation facilities are students which live beyond commuting distance to the university, prior to enrolment. Key student segments include international students and regionally located students.
Urbis has significant experience in providing student accommodation demand assessments, having provided advice on the development of student accommodation services at more than 18 Universities and over 20 campuses located across New South Wales, Victoria, Queensland, Western Australia, the Australian Capital Territory and New Zealand. Our project experience has enabled us to develop strong in-house modelling techniques and dependable forecasts. In addition, Urbis has conducted survey work on the provision of student accommodation work at Universities across Australia enabling us to undertake benchmarking.
